AI estimating vs. AI takeoff

What Is the Difference Between AI Estimating and AI Takeoff?

AI takeoff reads the drawings and gives you quantities: counts, lengths and areas. AI estimating goes on to price those quantities, add overhead, profit and the other markups as their own rows, and write the scope of work and the assumptions behind the number.

Skoper is AI estimating. Upload a plan set and in about three minutes you get the takeoff, a priced estimate, a scope of work and an Assumptions & Sources sheet, ready for your estimator to review.

Three things AI estimating does that takeoff doesn't

1. It gives you a number. Quantities are priced line by line, and overhead, profit, insurance, bond and contingency sit as their own editable rows. Every price you change is saved to your price book.

2. It writes the scope. The scope of work and the assumptions come from the same takeoff that was priced, in Excel and Word you can send, so exclusions are on paper before award.

3. It shows its sources. On the Assumptions & Sources sheet every takeoff row names the drawing sheet or schedule it came from, so checking a quantity doesn't mean redoing the takeoff.

How good is it?

AI is good at takeoffs. If the work is on the plans, Skoper captures about 90% of it, and pricing can swing about 10% either way against what your crews and subs charge. That is why your estimator reviews every estimate, biggest lines first. Most misses come from hard-to-read plan sets: scans, low-resolution PDFs, sheets not to scale.

AI estimating for subcontractors

On commercial and public work a sub's cost drivers sit off the floor plan. Partition heights and wall types are in the sections and the wall type schedule. Doors, hardware and finishes come from the schedules. Testing, protection and phasing are in the general notes and specs. A takeoff that only measures the floor plan gives clean quantities and still leaves those gaps.

For a sub, AI estimating means three things:

  • Your trade's quantities read from the whole set, sections and schedules included. On a 200-sheet municipal building with 13- to 19-foot partitions, the heights from the sections are what decide the board count.
  • Your prices, not a generic number. Replace the first-pass prices on your big lines once; the price book keeps them for the next bid.
  • Exclusions in writing in the scope letter you send the GC, so "not drawn" is settled before award, not after.

Where the known tools sit

From each vendor's own site, checked 2026-10-13. Most products sold as "AI" started from takeoff, and several now add estimating. Judge by the output, not the label.

  • Togal describes itself as an AI-powered takeoff tool that detects, measures and compares from drawings.
  • STACK describes itself as an AI preconstruction platform for takeoffs and estimates.
  • Kreo describes AI takeoff that detects elements, cross-references sheets and turns measurements into cost estimates.
  • Beam AI describes AI takeoffs and estimates for commercial contractors, QA-checked by its team, plus self-serve AI takeoffs.
  • ScopeTakeoff describes trade-specific estimating for subcontractors: you measure on the PDF and its assemblies price the estimate.

Test any tool in 10 minutes

Upload a set you've already bid and ask:

  1. Do I get a dollar total, or only quantities?
  2. Are overhead, profit, insurance, bond and contingency separate rows I can change?
  3. Does it write a scope of work with assumptions and exclusions I can send?
  4. Does every quantity name the sheet or schedule it came from?
  5. Did it read the sections, schedules and notes, or only the floor plans?

Five yeses is AI estimating. A quantity list with no price and no scope is AI takeoff, whatever it's called.

FAQ

What is the difference between AI estimating and AI takeoff?

AI takeoff measures and counts what is on the drawings. AI estimating also prices the quantities, adds the markups and writes the scope of work and assumptions, so you get a bid-ready estimate instead of a quantity list.

Is AI estimating good for subcontractors?

Yes, especially for subs bidding commercial and public work from drawings and specs, because their quantities depend on sections, schedules and notes, and their exclusions need to be in writing.

Is AI estimating accurate enough to bid?

As a reviewed first pass, yes. If the work is on the plans, Skoper captures about 90% of it, and pricing can swing about 10% either way until your own rates are on the big lines.

Does AI estimating replace the estimator?

No. It does the measuring, the first-pass pricing and the first draft of the scope. The estimator sets labor, picks subs, decides risk and margin, and signs off.

How long does it take?

Skoper returns the takeoff, priced estimate, scope and assumptions in about three minutes. Your review will take longer than the run.

What is Skoper?

Skoper is AI construction estimating software built by a general contractor. Upload a plan set and get a takeoff, a priced estimate, a scope of work and an Assumptions & Sources sheet, in Excel and Word, ready to review.
