1. What information do we collect?
Personal information you disclose to us
In short: We collect personal information that you provide to us.
We collect personal information that you voluntarily provide to us when you register on the Services, express an interest in obtaining information about us or our products and Services, when you participate in activities on the Services, or otherwise when you contact us.
Personal information provided by you. The personal information that we collect depends on the context of your interactions with us and the Services, the choices you make, and the products and features you use. The personal information we collect may include the following:
- names
- email addresses
- passwords (stored only as a one-way hash)
- company name and business contact details you add to your account settings, such as license number, contact name and title, and a company logo
- payment information, processed by Stripe; we receive the payment status and the last four digits of the card, not the full card number
Uploaded plans and project files. When you use Skoper, you upload construction plan documents and may enter project notes, a scope description, and your own price book rates. We store these to generate your estimates and make them available in your account. They are processed by the service providers we use to operate Skoper (cloud hosting and AI processing), each of which is bound to use them only to provide services to us. We never sell them or share them for marketing. Section 6 describes how long each kind of file is kept.
Sensitive information. We do not collect sensitive personal information such as racial or ethnic origin, health information, or government identification numbers. The only category of sensitive information we hold is your account login credentials, which we protect as described in section 7.
Payment data. If you subscribe, your payment card details are entered directly into a checkout page hosted by Stripe and are handled and stored by Stripe. We do not receive your full card number. You may find Stripe's privacy notice here: https://stripe.com/privacy.
All personal information that you provide to us must be true, complete, and accurate, and you must notify us of any changes to such personal information.
Information automatically collected
In short: Some information, such as your Internet Protocol (IP) address and/or browser and device characteristics, is collected automatically when you visit our Services.
We automatically collect certain information when you visit, use, or navigate the Services. This information does not reveal your specific identity (like your name or contact information) but may include device and usage information, such as your IP address, browser and device characteristics, operating system, language preferences, referring URLs, device name, country, location, information about how and when you use our Services, and other technical information. This information is primarily needed to maintain the security and operation of our Services, and for our internal analytics and reporting purposes.
Like many businesses, we also collect information through cookies and similar technologies. You can find out more about this in our Cookie Notice: https://www.skoper.io/cookies.
The information we collect includes:
- Log and usage data. Log and usage data is service-related, diagnostic, usage, and performance information our servers automatically collect when you access or use our Services and which we record in log files. Depending on how you interact with us, this log data may include your IP address, device information, browser type, and settings and information about your activity in the Services (such as the date/time stamps associated with your usage, pages and files viewed, and other actions you take such as which features you use), and error reports. We also record the IP address used to create an account and keep it associated with that account. We use it only to limit how many accounts and free estimates can be created from a single source, and to investigate abuse of our Services. We retain this signup record for 12 months, and we do not use it for advertising or disclose it to advertising partners.
- Estimate activity. When an estimate runs, we record which files were processed, how many pages they contained, how long the run took, and any changes you make to the estimate in the editor. This is used to operate the Services, to build your price book, and to improve the accuracy of the Services.
- Cookies and tracking. Session cookies, analytics, and advertising measurement as described in section 4.
2. How do we process your information?
In short: We process your information to provide, improve, and administer our Services, communicate with you, for security and fraud prevention, and to comply with law. We may also process your information for other purposes with your consent.
We process your personal information for a variety of reasons, depending on how you interact with our Services, including:
- To facilitate account creation and authentication and otherwise manage user accounts. We may process your information so you can create and log in to your account, as well as keep your account in working order.
- To deliver the Services. We process your uploaded plans, notes, and price book to generate estimates, takeoffs, and scope documents for you, and to store them in your account.
- To support you and keep estimates accurate. Members of our team may open an estimate or its processing logs to diagnose a problem, answer a support request, or check output quality. Access is limited to what the task needs, and estimate contents are never shared outside Skoper and the service providers listed in section 3.
- To process payments and manage subscriptions via Stripe.
- To send transactional email from info@skoper.io, such as account verification, password resets, receipts, and notifications that an estimate is ready.
- To send product updates and marketing email about Skoper, which you can opt out of at any time using the unsubscribe link in any such email or by contacting us. Opting out does not affect transactional email.
- To protect the Services against fraud, abuse, and circumvention of trial and plan limits.
- To identify usage trends and improve the Services. We may process information about how you use our Services to better understand how they are being used so we can improve them, including improving the accuracy of estimates.
- To produce aggregated, de-identified data as described in section 12.
- To comply with legal obligations and enforce our Legal Terms.
3. When and with whom do we share your personal information?
In short: We share information with the service providers that operate Skoper, and in the specific situations described in this section.
Service providers. We share personal information and uploaded files with vendors who perform services for us under written agreements that restrict their use of the data to providing those services:
- Anthropic, for AI processing. Uploaded plan documents, your notes, and your price book rates are transmitted to Anthropic's API to generate your estimates and output. Anthropic's commercial terms prohibit training its models on customer content.
- Railway, for application hosting and our database, in the United States.
- Stripe, for payment processing.
- Google (Workspace), for email delivery from our domain.
- Sentry, for error monitoring. Error reports include technical details of the failure and may include an estimate identifier, but not your name or the contents of your files.
- Meta Platforms and Google, for advertising measurement and analytics via pixels and tags on our marketing pages, subject to your cookie choices (see section 4).
Legal requirements. We may disclose information if required by law, subpoena, or court order, or to protect our rights, our users, or the public.
Business transfers. We may share or transfer your information in connection with, or during negotiations of, any merger, sale of company assets, financing, or acquisition of all or a portion of our business to another company.
We do not share your information with business partners to offer you third-party products or promotions, and we do not sell personal information.
Phone numbers. If you give us a phone number, we use it only to contact you about your account and the Services. We do not share phone numbers or mobile contact information with third parties or affiliates for marketing or promotional purposes, and we do not sell them.
4. Do we use cookies and other tracking technologies?
In short: We may use cookies and other tracking technologies to collect and store your information.
We may use cookies and similar tracking technologies (like web beacons and pixels) to gather information when you interact with our Services. Some online tracking technologies help us maintain the security of our Services and your account, prevent crashes, fix bugs, save your preferences, and assist with basic site functions.
We also permit third parties and service providers to use online tracking technologies on our Services for analytics and advertising, including to help manage and display advertisements and to tailor advertisements to your interests. The third parties and service providers use their technology to provide advertising about products and services tailored to your interests which may appear either on our Services or on other websites.
Specifically, we use the Meta (Facebook) Pixel for advertising, conversion measurement, and retargeting, and we use Google Ads and Google Analytics 4 (GA4) for advertising and analytics. These tools may collect information about your visit, such as the pages you view, the actions you take on our website (for example, creating an account or running a first estimate), your IP address, and device identifiers, and share it with Meta Platforms, Inc. and Google LLC to measure advertising performance and to show you relevant advertising on their platforms and elsewhere. These tags load only after you accept cookies in our consent banner, and you can withdraw that consent at any time using the Cookie Preferences link in the page footer.
To the extent these online tracking technologies are deemed to be a "sale"/"sharing" (which includes targeted advertising, as defined under the applicable laws) under applicable US state laws, you can opt out of these online tracking technologies by declining or withdrawing cookie consent, or by submitting a request as described below under section 11.
Specific information about how we use such technologies and how you can refuse certain cookies is set out in our Cookie Notice: https://www.skoper.io/cookies.
5. Do we offer artificial intelligence-based products?
In short: We offer products, features, or tools powered by artificial intelligence, machine learning, or similar technologies.
As part of our Services, we offer products, features, or tools powered by artificial intelligence, machine learning, or similar technologies (collectively, "AI Products"). The terms in this Privacy Notice govern your use of the AI Products within our Services.
Use of AI technologies
We provide the AI Products through a third-party service provider ("AI Service Provider"), Anthropic. When you run an estimate, the plan files you upload and the information you enter are sent to our AI Service Provider for processing and returned to us as your output. Anthropic's commercial terms prohibit it from training its models on customer content, and Anthropic treats that content as confidential. You must not use the AI Products in any way that violates the terms or policies of our AI Service Provider.
Our AI Products
Our AI Products are designed for the following functions:
- Reading and analyzing uploaded construction plan documents, specifications, and bid forms
- Generating quantity takeoffs, cost estimates, and scope-of-work documents
- Checking an estimate against the drawings it was produced from, at your request
- Classifying estimate line items so that rates from your own price book can be applied to them
- Producing aggregated insights as described in section 12
How we process your data using AI
All personal information processed using our AI Products is handled in line with our Privacy Notice and our agreement with our AI Service Provider. We do not train AI models on your data.
6. How long do we keep your information?
In short: We keep your information for as long as necessary to fulfill the purposes outlined in this Privacy Notice unless otherwise required by law.
We will only keep your personal information for as long as it is necessary for the purposes set out in this Privacy Notice, unless a longer retention period is required or permitted by law (such as tax, accounting, or other legal requirements). No purpose in this notice will require us keeping your personal information for longer than the period of time in which users have an account with us.
Uploaded plans and estimates. The plan files you upload are kept on our servers for 24 hours after an estimate runs, so that you can use the "Check against drawings" feature, and are then deleted automatically. The estimates we generate, including the workbook, the scope document, and the underlying line-item data, are kept in your account for as long as it is active so you can return to them. When you delete an estimate from the Projects page, it is removed from our database immediately. When you close your account, we delete your estimates, price book, and account details within 30 days, except for backup copies that age out on their normal schedule and Aggregated Data, which is de-identified and retained.
Acceptance records. We keep a record of when you accepted our Legal Terms and Privacy Policy, and which version, for as long as your account exists and for a further period as needed to establish our legal rights.
When we have no ongoing legitimate business need to process your personal information, we will either delete or anonymize such information, or, if this is not possible (for example, because your personal information has been stored in backup archives), then we will securely store your personal information and isolate it from any further processing until deletion is possible.
7. How do we keep your information safe?
In short: We aim to protect your personal information through a system of organizational and technical security measures.
We have implemented appropriate and reasonable technical and organizational security measures designed to protect the security of any personal information we process. Data is encrypted in transit and at rest by our hosting provider, and passwords are stored only as one-way hashes. However, despite our safeguards and efforts to secure your information, no electronic transmission over the Internet or information storage technology can be guaranteed to be 100% secure, so we cannot promise or guarantee that hackers, cybercriminals, or other unauthorized third parties will not be able to defeat our security and improperly collect, access, steal, or modify your information. Although we will do our best to protect your personal information, transmission of personal information to and from our Services is at your own risk. You should only access the Services within a secure environment.
8. Do we collect information from minors?
In short: We do not knowingly collect data from or market to children under 18 years of age.
We do not knowingly collect, solicit data from, or market to children under 18 years of age, nor do we knowingly sell such personal information. By using the Services, you represent that you are at least 18. If we learn that personal information from users less than 18 years of age has been collected, we will deactivate the account and take reasonable measures to promptly delete such data from our records. If you become aware of any data we may have collected from children under age 18, please contact us at info@skoper.io.
9. What are your privacy rights?
In short: You may review, change, or terminate your account at any time, depending on your country, province, or state of residence.
Withdrawing your consent. If we are relying on your consent to process your personal information, which may be express and/or implied consent depending on the applicable law, you have the right to withdraw your consent at any time. You can withdraw your consent at any time by contacting us by using the contact details provided in the section "HOW CAN YOU CONTACT US ABOUT THIS NOTICE?" below. However, please note that this will not affect the lawfulness of the processing before its withdrawal nor, when applicable law allows, will it affect the processing of your personal information conducted in reliance on lawful processing grounds other than consent.
Opting out of marketing email. You can unsubscribe from our marketing email at any time by clicking the unsubscribe link in any such email or by emailing info@skoper.io. You will still receive transactional messages needed to operate your account, such as password resets and estimate notifications.
Account information
If you would at any time like to review or change the information in your account or terminate your account, you can:
- Log in to your account settings and update your company details.
- Delete individual estimates from the Projects page.
- Email info@skoper.io to close your account.
Upon your request to terminate your account, we will deactivate or delete your account and information from our active databases as described in section 6. However, we may retain some information in our files to prevent fraud, troubleshoot problems, assist with any investigations, enforce our legal terms and/or comply with applicable legal requirements.
Cookies and similar technologies. Most web browsers are set to accept cookies by default. If you prefer, you can usually choose to set your browser to remove cookies and to reject cookies. If you choose to remove cookies or reject cookies, this could affect certain features or services of our Services. For further information, please see our Cookie Notice: https://www.skoper.io/cookies.
If you have questions or comments about your privacy rights, you may email us at info@skoper.io.
10. Controls for Do-Not-Track features
Most web browsers and some mobile operating systems and mobile applications include a Do-Not-Track ("DNT") feature or setting you can activate to signal your privacy preference not to have data about your online browsing activities monitored and collected. At this stage, no uniform technology standard for recognizing and implementing DNT signals has been finalized. As such, we do not currently respond to DNT browser signals or any other mechanism that automatically communicates your choice not to be tracked online, with one exception: we honor the Global Privacy Control (GPC) signal as an opt-out of targeted advertising where required by law. If a standard for online tracking is adopted that we must follow in the future, we will inform you about that practice in a revised version of this Privacy Notice.
California law requires us to let you know how we respond to web browser DNT signals. Because there currently is not an industry or legal standard for recognizing or honoring DNT signals, we do not respond to them at this time.
11. Do United States residents have specific privacy rights?
In short: If you are a resident of California, Colorado, Connecticut, Delaware, Florida, Indiana, Iowa, Kentucky, Maryland, Minnesota, Montana, Nebraska, New Hampshire, New Jersey, Oregon, Rhode Island, Tennessee, Texas, Utah, or Virginia, you may have the right to request access to and receive details about the personal information we maintain about you and how we have processed it, correct inaccuracies, get a copy of, or delete your personal information. You may also have the right to withdraw your consent to our processing of your personal information. These rights may be limited in some circumstances by applicable law. More information is provided below.

12. Aggregate and anonymized data
We may derive aggregated, de-identified data from the files you upload, the estimates we generate, and your use of the Services, for example unit costs, quantities per square foot, pricing patterns by trade or region, and estimating timelines, and use it to improve the Services and to provide benchmarks and insights to our users ("Aggregated Data"). Aggregated Data does not include your name, email address, company name, contact details, client names, project addresses, or the contents of any specific estimate in identifiable form, and we will not use it in any way that could reasonably identify you, your company, or your projects. We share your individual data with our AI Service Provider (Anthropic) only as necessary to generate the estimates and insights you have requested, and Anthropic's commercial terms prohibit it from training its models on that data. We do not sell your individual data, share it with other Skoper users, or use it for purposes outside of delivering the service to you.
